2019 First Quarter Update

We sent out our first eNewsletter market update of 2019. The first quarter is officially to a close and we have some interesting statistics and graph stats to share. You can view our entire eNewsletter here, or continue reading this blog post.

You can see that the average single family sale price is still creeping upwards steadily. We now sit at over $550,000 for average sale price. In March 2017 that average was closer to $425,000, making for a leap of over $100,000 in just 2 years.

The highest volume of sales has consistently been concentrated in Courtenay City, Courtenay East, town of Comox, Comox Peninsula and Cumberland. That remains the same. Mount Washington saw no single family sales to start off 2019. A slower start in Courtenay North, Crown Isle and Union Bay/Fanny Bay. As you can see above, the bulk of the Single Family Home sales occur between $450,000-$700,000. In the first quarter of 2018, there was 195 sales total, compared to 142 in the same period this year. So, we've seen fewer sales but higher prices.

Meanwhile, lot listings are incredibly far and few between. The bulk of the sales this year so far were up Mount Washington, priced under $100,000. Otherwise, there have been only 6 other lot sales reported, spread out across the Valley.
