Setting Expectations
So you've decided to buy a property! Your first step will be contacting our Real Estate Group in order for us to get to know your needs and wants. Next, you'll get pre-approved by a lender. We are happy to recommend a few people to call so that you can check out the rates and terms available to you. Determine your financial comfort zone with your lender based on your monthly income and expenses. Have a strong grasp on this (because you may get approved for a higher mortgage payment than you want to take on). Once you're pre-approved we will be able to start the search based on your established wants, needs and budget. Having a letter of pre-approval is beneficial in many respects, but the most important part is that we will be able to use this as a strong negotiation tool.
Starting Our Search
We respect and appreciate that this will likely be your most substantial investment, and we take it as seriously as it deserves. That said, we also like to make it as enjoyable and fun as possible. Using as the basis of our search your budget and desired features, together we will determine which neighbourhoods are most suitable and the basic outline of property criteria. We will create a list that outlines all your housing requirements and the locations you'd like to live in, and then prioritize the items on your list. It is extremely rare that we are able to meet all of your original criteria (even those with an unlimited budget have to make compromises). There are some things that are mandatory and some that are ideal. Remember to be realistic. You might not get all of the features you want but it should be as close as possible! We will do our utmost to ensure we present to you as many options as possible.
Looking at Properties
Now let's get looking! Both the Buyer and our Real Estate Group will be actively searching for current suitable listings. One of the many benefits of working with our Group is that you have two realtors advocating for you. Together we, Jakob and Jasmen, will search for and preview active listings that meet your criteria. We’ll then show you the most promising listings at your earliest convenience. Together we can modify location and housing requirements as you become more familiar with the market and your budget. We pride ourselves on going the extra mile, and on many occasions have heard of an incredible new listing, or an expired/off market listing, and got our Buyers in FIRST and with an accepted offer, before the rest of the Realtor's even have a chance to get their clients in. Those are the instances that being pre-approved, with an established comfort zone, and a strong grasp of the current market condition and your criteria, is golden - we are able to "pounce" quickly. This is a personal experience and we are here to support, guide and educate so you can make the best decision possible.
Writing, Presenting & Negotiating an Offer
Once we have selected a property that you wish to purchase, we will prepare a comparable market analysis to advise you in making an appropriate offer in both price and terms. We’ll guide you through the purchase & sale agreement and all other supporting forms and addendums, and advise you on how to make your offer strong, whether we are in competition or not. We will present your offer to the seller and the listing agent and negotiate your terms with your best interest in mind and heart.
Acceptance & Closing
When the parties agree to all terms of the contract, it is in the Buyer's court to begin their due diligence process. This is typically 7-14 days (depending on circumstance and market conditions). Once there is have mutual acceptance, the closing process begins. This property is not considered "SOLD" until the Buyer has lifted all of the Conditions outlined in the Addendum. Once the Conditions are fulfilled (ie. Subject to Financing, Subject to Building Inspection), the Buyer signs the Subject Removal Addendum. At that point, the lawyers take over for the completion process (title, mortgages, etc) and the Buyer and Seller prepares for Completion and Possession dates. We will oversee all the players in this process to make sure that everything closes and goes smoothly. Then, we celebrate!
